Full Management Fee

Fee: 12% plus VAT of the gross rent received. Example: £600.00 x 12% = £72.00 VAT @ 20% £14.40 Total: £86.40.

Advise the Council and Welsh Water details of the occupation contract

Carry out an inspection of the property at the end of the initial six month term and thereafter by request of the landlord or if the agents deems necessary at a fee of £120.00 including VAT.

Report details of routine repairs to the landlord and instruct contractors to carry out repairs up to £500.00. For any repairs over £500.00 we will revert back to the landlord in order for them to arrange the necessary work or to liaise directly with our appointed contractors.

Fee: 15% plus VAT of the gross rent received. Example: £600.00 x 15% = £90.00 VAT @ 20% £18.00 Total: £108.00.

ADDITIONAL CHARGES

Should it become necessary for the Agent to serve a Notice Requiring Possession of the property or a Notice of Variation of Rent, then a fee in the sum of £54.00 including VAT will be applied to the Landlord for this service. (Excluding Premium Management)

During the course of this contract, if the Landlord terminates their agreement with Lanyons prior to us introducing a contract holder then a one off charge of £180.00 including VAT will be applied to the Landlord as a contribution towards our reasonable out of pocket expenses for inspecting the property and assessing its rental value, marketing material, erection of the board, and internet marketing costs.
