Landlords Lettings Fees & Pack

Standard Rent Collection Fee

Fee: 10% plus VAT of the gross rent received. Example: £600.00 x 10% = £60.00 VAT @ 20% £12.00 Total: £72.00.

  • Collect and remit the monthly rent

  • Pursue rent arrears and provide advice and guidance on further action

  • Report details of routine repairs to the landlord in order for them to instruct their own contactors to complete the repairs. 

  • Arrange for Gas Safety Inspections and Electrical Installation Condition Reports to be undertaken

Set-up Fee: £400.00 including VAT. This covers:

  • Preparation of Marketing Details including HDR Photography & Virtual Tour

  • Marketing on Website & Property Portals

  • Placing a To Let Board

  • 100% Accompanied Viewings

  • Requesting and vetting references including credit checks

  • Preparation of the inventory written & photographic

  • Negotiating the tenancy

  • Tenant Deposit Protection registration

  • Rent Smart Wales licensing coverage Preparation of the Occupation Contract

Full Management Fee

  • Fee: 12% plus VAT of the gross rent received. Example: £600.00 x 12% = £72.00 VAT @ 20% £14.40 Total: £86.40.

  • Pursue rent arrears and provide advice and guidance on further action

  • Advise the Council and Welsh Water details of the occupation contract

  • Carry out an inspection of the property at the end of the initial six month term and thereafter by request of the landlord or if the agents deems necessary at a fee of £120.00 including VAT. 

  • Report details of routine repairs to the landlord and instruct contractors to carry out repairs up to £500.00. For any repairs over £500.00 we will revert back to the landlord in order for them to arrange the necessary work or to liaise directly with our appointed contractors.  

  • Arrange for Gas Safety Inspections and Electrical Installation Condition Reports to be undertaken

  • End of Occupation Check-Out Inventory

Set-up Fee £400.00 including VAT. This covers:

Premium Management Including Indefinite Rent Guarantee

Fee: 15% plus VAT of the gross rent received. Example: £600.00 x 15% = £90.00 VAT @ 20% £18.00 Total: £108.00.

  • Collect and remit the monthly rent

  • Pursue rent arrears and provide advice and guidance on further action

  • Advise the Council and Welsh Water details of the occupation contract

  • Carry out an inspection of the property at the end of the initial six month term and annually thereafter

  • Prepare the EPC

  • Report details of routine repairs to the landlord and instruct contactors and ensure completion of works. 

  • Arrange for Gas Safety Inspections and Electrical Installation Condition Reports to be undertaken

  • Arrange the Indefinite Rent Guarantee

  • Issue any notices in terms of rent increases, service of notice etc

  • End of Occupation Check-Out Inventory

Set-up Fee: £400.00 including VAT (same benefits as above).

ADDITIONAL CHARGES

  • Should it become necessary for the Agent to serve a Notice Requiring Possession of the property or a Notice of Variation of Rent, then a fee in the sum of £54.00 including VAT will be applied to the Landlord for this service. (Excluding Premium Management) 

  • During the course of this contract, if the Landlord terminates their agreement with Lanyons prior to us introducing a contract holder then a one off charge of £180.00 including VAT will be applied to the Landlord as a contribution towards our reasonable out of pocket expenses for inspecting the property and assessing its rental value, marketing material, erection of the board, and internet marketing costs.
