A Guide for Buyers

Follow these simple steps when you are looking to buy a new home. 

  1. Firstly, find out what you can afford. It is always advisable to get a Mortgage Agreement in Principle (AIP) before you start searching for your perfect home. 

  2. Consider what you would like in your home. You will never find a house that has everything you want but think about the things that are not negotiable and the things you are prepared to compromise over. 

  3. Begin your search. Look on Estate Agents websites and also on the property portals, don’t forget to register for property alerts. Here’s a good tip: Register with local Estate Agents too, call them to leave your contact details and a list of your property requirements. Most agents will contact their prospective buyers on their books, prior to putting the property live on the portals. You did read that correctly, before it goes on the portals, so registering with them will give you a head start. 

  4. Take the virtual tours available on each property prior to viewing. This will give you a pretty good indication whether or not the property is suitable for you.

  5. Book your viewings and please give the Estate Agent your honest feedback when you have viewed.  We do not want to be chasing you for feedback but we would like to let the owner know your honest thoughts. 

  6. Make an Offer – Simply call us to submit your offer. Please do not be afraid to make your offer, the worst any owner can say is, no. Our job is to then guide you to a price that will be accepted. 

  7. We will need information from you before we can take your offer to the owner such as how you are financing the purchase, how much deposit you have etc. So be prepared to answer any questions the Estate Agent asks you; they are required to gather this information by law. 

  8. Once your offer is accepted, we will then need your Solicitor and we, along with your Solicitor and Financial Advisor will help guide you to a completion.
