A Guide for Landlords

Lanyons have been managing properties on behalf of Landlords since we were established in 1921. We have continued to grow our rent department and have a loyal base of landlords, from single property landlords, to medium size landlords, to landlords with large portfolios. Many of our landlords have been successfully renting their homes for many years under the watchful eye of our property management department.

With our local knowledge being second to none, we are able to give you honest guidance and advice about the rental market, the rent you can comfortably achieve in the area, and the strict standards that your property must now meet under the Renting Homes Wales Act. Alongside this, with our team of local people we can help find you an ideal contract holder for your property. Our mindset has always been that it is better to take a little bit of extra time and care to find the right person to rent your property and this principle has always worked well for us and our landlords. 

We offer our Landlords a comprehensive service from the point of instruction which includes HDR photography, a 360 virtual tour and advertising on our appointed portals and website. We accompany all viewings and carry out a thorough vetting of any prospective tenant which includes credit checks, identity checks and employment and character referencing, affordability checks and referencing from previous landlords. Once a contract holder has been approved, we will carry out a full inventory including written and photographic evidence and will draw up the occupation contract and register any deposit within our appointed scheme via the Tenancy Dispute Service (TDS) and ensure that your property is added to our licence with Rent Smart Wales. 

Here at Lanyons, we use Payprop, a cutting-edge rental payment platform to automate the rent collection, reconciliation, payments (including commission) and reporting for all our landlords giving you unmatched transaction and account security, transparency, accuracy and service. You will be able to download the Payprop app to your phone giving you 24/7 at a glance access to all of your rent portfolios financial health.   

Over the years our Property Management Service has been continuously developed and expanded. We ensure that we remain fully a breadth of any new or amended legislation by working closely with Rent Smart Wales, our accredited schemes and the local authority. Our knowledge is our strength and our landlords know that they will always be well taken care.
